A: While the inspector may technically be liable for missing something the language most use in their reports really limits the liability. It is not enough that something was missed. For liability the inspector must have missed something that an inspector of normal ability would have found using the normal procedures common in the industry. Also, by the time you find the mistake you may have done some construction or other work and that may be alleged to have caused the problem. At best you have a difficult and expensive lawsuit and the amount of your damages may be less that the cost of bringing the lawsuit.
